If you live in – or are thinking about moving to – Brown or Lincoln Township in Hendricks County, you’ve probably noticed that real estate here moves fast. Really fast. We pulled 12 months of residential data (July 2025 through June 2026) to give you a clear picture of exactly what the market has been doing and what it means for buyers and sellers right now.

Here’;s the bottom line: this is still a competitive, seller-friendly market — but not without nuance. Let’s dig in.

Inventory: Tight but Active

New listings in Brown and Lincoln Township ranged from a low of 39 homes in December 2025 to a high of 105 in April 2026. That spring surge is typical — but the speed at which those homes sold tells the real story.

Even in the months with the most new inventory, demand kept pace. Listings sold ranged from 40 (February 2026) to 90 (May 2026), meaning supply never built up enough to shift the market toward buyers.

Home Prices: Trending Up

Median sale prices have shown a clear upward trend through the year:

•  July 2025: Median sale price of $349,536

•  April 2026: $340,000 median — dipped slightly amid a big inventory push

•  May 2026: $355,250 median — the highest point of the 12-month period

Average sale prices told a similar story, peaking at $405,770 in May 2026. If you’ve been waiting on the sidelines hoping prices would pull back, the data suggests that hasn’t happened here.

How Fast Are Homes Selling?

This is where things get really interesting. Median days on market swung dramatically across the year:

•  Slowest: January 2026 at 62 median days — the winter slowdown was real

•  Fastest: June 2026 at just 7 median days — homes are practically flying off the market

If you’re a buyer, that means being prepared to move quickly. Pre-approval in hand, clear priorities set, and a trusted agent by your side isn’t just good advice — it’s essential.

Are Homes Selling Above List Price?

Mostly yes — and sometimes well above. The average sale-price-to-list-price ratio stayed at or near 100% for most of the year, with a jaw-dropping spike to 141% in December 2025. Even in softer months like February 2026 (79%), homes were still moving.

For sellers, this means well-priced homes continue to attract strong offers. For buyers, it’s a reminder that lowball offers in this market often don’t go far.

If you’re a SELLER in Brown or Lincoln Township:

You’re in a strong position. Demand is healthy, prices are near 12-month highs, and days on market are extremely low heading into summer. Pricing your home correctly and presenting it well will put you in a great spot to maximize your return.

If you’re a BUYER in Brown or Lincoln Township:
