But when it’s time to price — or buy — a home, here are the real top 5 factors that determine value:
1. Condition & Upgrades
Buyers pay more for move-in ready homes.

❌ Outdated systems or repairs needed = lower offers
Why it matters: Appraisers and buyers both notice updates — and so does your sale price.
2. Layout & Livability
Open floor plans, functional flow, and modern conveniences (like main-floor laundry or a finished basement) outperform square footage alone.
Why it matters: A 1,800 sq ft home with a great layout can feel bigger — and sell faster — than a 2,200 sq ft “chopped-up” one.
3. Local School District
Even for buyers without kids, good schools = good resale value.
Why it matters: In Indianapolis, for example, homes in districts like Carmel, Zionsville, Brownsburg, Carmel or Avon often sell faster and for more — because everyone wants the option.
4. Neighborhood Trends
Are home values rising? Are homes being remodeled? Are new businesses or parks moving in?
Why it matters: A “rising tide” neighborhood boosts long-term value. An area in decline drags it down — no matter how nice the house is.

But not just the city — it’s about where you sit within it:
